WorBas is a subsidiary company (sole shareholder) of Sirio Trafalgar ltd, a company incorporated under English law, active in strategic and financial consulting for companies.
WorBas has already successfully used non-performing real estate loans, purchased by Sirio, to purchase properties and, after a radical restructuring, transform them into a student residence. Once the transformation was completed, the properties were rented to an operator specializing in the management of student residences and then sold to an investment fund.
Today WorBas operates both as an investor and as an advisor, putting all the expertise acquired in identifying properties or land to be dedicated to student residences, once renovated or built, at the service of customers.
We work with a well-established team of professionals that includes designers, the construction company, lawyers and finance experts. We have relationships with all the major student residence managers and with all investment funds in the sector.
In addition to consulting, we can also assist our clients as investors, in order to align their interests, and assist them in all stages of the development of the initiative, from the search for the property with the appropriate characteristics, also through the establishment of RE.O.Co (if the non-performing loan is purchased), to the restructuring according to the standards required by the "co-living" management companies and in compliance with law 388, the signing of an agreement with the student residence management company, the subsequent sale of the reconverted asset to a real estate fund specializing in student houses.
All our consultancy activities are carried out with the utmost discretion and our goal is always and only to maximize the economic return for the client.
Our fees are always linked to the success of the operation and proportionate to the overall income generated by the operation.
